Fitout duration varies with a number of factors including scale and complexity of the fitout, age of the building and the statutory requirements.
Statutory requirements include:
- Development Application – if building requires rezoning

- Building Licence (BA1) – Council (approximately 2 weeks)
- Certificate of Building Compliance (BA18) – if required
- Occupancy Permit (BA9) – if required
Taking into consideration the above requirements and concept design, quotation, quotation acceptance, detailed design, fabrication, installation and handover; fitouts can range in duration from 4 to 12 weeks.
Because of our in-house Project Managers, Interior Designers and Site Managers, TKO can conduct tasking concurrently and make changes quickly resulting in your fitout being completed in the shortest possible timeframe.
This is dependent upon the scope of works, fitout specifications, age/state of the building and approval requirements.
As a guide:
- Entry Level Fitout – $300 to $600 per m²
- Mid-Level Fitout – $600 to $1000 per m²
- High End Fitout – $800 to $1600 per m²

Although many staff and contractors will be involved in any commercial fitout, the TKO project manager will be your main point of contact for all matters.
After initial discussions with sales and design staff, our project manager will consult with you throughout the fitout process and, on occasion, bring in other specialists to clarify any questions or issues you may have.
The project manager will coordinate:
- Drawings;
- Design compliance and council approval;
- TKO interior designers and site managers; and
- Contractors including electricians, plumbers, floor covering contractors, carpenters, mechanical services and window treatment suppliers.
A TKO project manager will visit you to discuss your fitout requirements as soon as mutually convenient.
Generally this will be the next working day.
We will provide your cost estimate 2 working days after your approval of (and signature on) the concept design.
The quotation will be provided within 5 working days of your acceptance/approval of final specification and detailed drawings.
Yes, TKO Office Fitouts has a warehouse in our new purpose built facility and can supply popular items of office furniture at short notice.
High volumes will require a lead time dependent upon the quantity. We can supply any quantity and can arrange delivery to any address within WA including remote site offices.
